Steffel & Young is preparing a private investment vehicle focused on acquiring seller-financed real estate notes across the United States. The final structure and terms will be determined with counsel and prospective investors. Our objective is to build a diversified portfolio of income-producing residential mortgages acquired at a discount, with an emphasis on collateral quality, established borrower payment histories, and disciplined underwriting standards.

Philosophy

Our philosophy is simple: pursue quality over quantity. We systematically source seller-financed mortgage note opportunities nationwide, targeting assets with strong payment histories, first-lien positions, low investment-to-value ratios, and robust real estate collateral.
Through our network of industry partners, proprietary sourcing channels, and deep underwriting expertise, we evaluate each opportunity against strict criteria, prioritizing cash-flow potential from borrower payments, collateral strength, and  borrower profiles that fit our stringent criteria. This approach allows us to construct a diversified, high-quality portfolio with the goal of helping preserve investor capital and pursuing favorable risk-adjusted returns. While we strive for consistency, there can be no assurance that investment objectives will be achieved.

Steven Steffel

Co-Founder,  Managing Partner

Mr. Steffel serves as Managing Partner of Steffel & Young, LLC, where he leads the firm's acquisition, underwriting, and structuring of seller-financed mortgage notes, providing liquidity and strategic flexibility to note sellers. With over a decade of experience in real estate and finance, he has built and managed multiple ventures, including turnkey rental platforms, fix-and-flip operations, and the specialty note investment firm Strong Stone Capital. A principal buyer and fund manager, he drives portfolio growth through disciplined underwriting, capital structuring, and value-creation strategies. Specializing in acquiring, underwriting, and structuring seller-financed mortgage notes, enabling note sellers to liquidate all or part of their investments quickly and efficiently. Mr. Steffel holds a B.S. in Professional Marketing with a minor in Professional Sales from the University of North Alabama and has completed the Wharton Real Estate Investing & Analysis Program.

Adam Young

Co-Founder,  Managing Partner

Mr. Young serves as Managing Partner of Steffel & Young, LLC. In that capacity, Mr. Young along with Mr. Steffel is responsible for setting the firm's strategic direction, securing capital, sourcing investment opportunities and overseeing investor relations. Prior to establishing Steffel & Young, Mr. Young was a Founder and Managing Partner of Phoenix Capital where he acted as a real estate principal for over 3 decades, developing condominiums and acquiring multifamily properties. He has acted as an intermediary and joint venture partner, connecting lending institutions disposing of non-performing loans and REO properties with family offices, investment firms, and hedge funds seeking to acquire such assets. Mr. Young's academic background includes a BA degree in economics from Harvard University and a Masters degree in Real Estate Development from Columbia University.
